1. What differentiates Calvera Partners from other private equity firms in the multifamily real estate space?

It’s no secret some of the biggest real estate companies also have evergreen investment funds. However, our boutique size allows us to have tailored business plans for each asset. We can devote the time necessary to ensure our vision is implemented. This approach, we believe, will translate to better investment returns for our investors.

2. How is technology, including A.I., affecting real estate investing and management?

Technology has allowed us to operate lean. Our investor portal streamlines communications with all investors. It also provides a way to subscribe to new investments. Operationally, we can use different property managers and aggregate their data into a common dashboard. This way we can evaluate properties in different geographies and on different property management systems.

3. Do you see any generational differences in investor behavior as it relates to private equity real estate investing?

Most investors fall into two camps, regardless of age: 1) cash flow seeking and 2) appreciation seeking. Some like the thrill of taking on more risk with substantial renovations. They don’t mind limited cash flow, but are banking on a big sale. Others like regular distributions of cash flow. They are content to get a bigger distribution at sale when the time comes. Our new fund appeals to both.
